Booking, Check-In/Check-Out, Cancellation Policies, Terms and Conditions
We will do everything possible to make your stay at Buffalo Bill’s House pleasurable! To ensure you will have a very pleasant experience, we have established the following policies. Please take a few minutes to review these policies, and feel free to contact us if you have any questions.
Booking, Rates & Cancellation Policies
It is the responsibility of our guests at the time of booking to consider these policies. Please be sure of your dates and travel plans before you book your stay with us. Once we have committed to hold a room for you, we will turn subsequent inquiries away. Due to the intimate size of our establishment, any cancellations greatly affect us. We appreciate your understanding of our policies as explained below.
Payments: All reservations must be secured with a valid credit card. We accept MasterCard, Visa, American Express, Discover, Diner’s Club, JCB, Google Pay, Apple Pay or Paypal.
Reservation Deposit: To ease the check-in process, the full amount of your stay will be charged to your credit card at the time of booking.
Cancellations, Rescheduling & Refunds: All cancellations (including those within 24 hours of booking your stay) will incur a $50 processing fee for a one or two night booked stay. The processing fee increases to $75 for any stay of 3 nights or more. If a cancellation or rescheduling is made within less than fourteen (14) calendar days of your reservation date, AND we are able to re-book the room, a full refund, less the $50-$75 processing fee (or a choice of an overnight gift certificate for future use for the entire amount) will be extended. However, if a cancellation or rescheduling is made within less than fourteen (14) calendar days, and we are unable to
re-book the room, the full payment will be forfeited and not refunded. We encourage all guests to utilize travel insurance for coverage to avoid any unfortunate change of plans.
Additional Explanation:
Buffalo Bill’s House is a family-owned small business, and we require that guests be responsible for payment of all nights reserved with a confirmed reservation. Since most of our reservations are made 6 to 8 weeks in advance of arrival, changes or cancellations require 14 days or more notice for the guest to be released of such responsibility (minus the $50-$75 processing fee). This includes, but is not limited to, personal and family illnesses, accidents and also includes failure to obtain air or ground transportation, regardless of the cause of the failure. However, if a cancellation is requested less than 14 days in advance of the reservation date, a refund of payment may still be made, but ONLY if we are able to successfully re-book the reserved room(s) to another guest. In all cases of cancellation, a $50-$75 processing fee will be charged or you will have a choice of an overnight stay gift certificate for the full amount for a future stay. For these reasons, we highly recommend that you contact your travel agent or credit card company regarding trip cancellation insurance to cover refund of accommodations costs in case of unforeseen changes to your plans. Please remember, we are making a commitment to you and you are making one to us.
Late Arrivals & Early Departures: While we sympathize with unforeseen circumstances, guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date. If you change your reservation to reduce the number of nights or move them to a different date, we reserve the right to decline a refund for the nights you had originally reserved if you are within fourteen days of arrival.
No-Shows: A no show that does not cancel will be charged for the entire stay for all rooms that were booked and forfeit any and all payments. These funds may not be used as a “balance” to reschedule at a later date.
Late Bookings: Bookings made within 48 hours of a stay must be made by phone or email. Please call us at 1.833.BUFFBILL (1.833.283.3245) or email stay@buffalobillshouse.com. Otherwise, we encourage you to make your reservation online.
Room Rates: Our Pricing is broken down into 3 tiers, based upon the total number of guests who are staying overnight with the exception of Halloween 2021 weekend, which is one flat rate for up to 8 guests excluding applicable room taxes and seasonal rates.
Tier #1 Pricing: 1-4 Total Guests
Tier #2 Pricing: 5-6 Total Guests
Tier #3 Pricing: 7-8 Total Guests
VERY IMPORTANT!
Please DO NOT leave the “Guest” amount at the default number “1”, please put in the exact amount of guests in your party who are staying the night. It is up to the person booking to make sure this step is filled out accurately! The rate changes with the total numbers of guests entered (as discussed in “tier pricing” located above).
If the number of guests entered during booking, is not accurate, either by accident or otherwise, please contact us before your stay. If we aren’t contacted prior to you arrival about the mistake, you and your party will not be allowed to stay at Buffalo Bill’s House upon arrival. (EX. If you booked for 4 guests, but show up with 5 guests in your party, our property manager will be notified and you will be asked to leave the property immediately and forfeit your stay as well as your payment).
Please adhere to the number of guests you claim at booking. Please do not violate this policy.

Children: Children 8 and under do count toward the occupancy limit, but are no charge. Do not enter them as a guest or you will be charged. A pack-n-play is available for babies and toddlers upon request.
Minimum Night Stays: There is no minimum night stays, unless it’s a holiday. A 2-night stay is required during most holidays. (i.e. Labor Day Weekend, Thanksgiving eve & Thanksgiving, Christmas eve & Christmas, New Years eve & New Years Day, Valentines Day weekend, Memorial Day Weekend, & July 4th Weekend)
Check-In & Check-Out
You must be 25 or older to make a reservation at Buffalo Bill’s House.
Check-in time: is 3:00 PM to 8:00 PM. We will email you a security code within 24 hours of your arrival date to use during your stay which you will enter to disarm and arm the home when you come and go.
Check-out time: You must vacate Buffalo Bill’s House no later than 11:00 AM on your checkout day. Our property manager and housekeepers will arrive shortly after 11:00 AM to inspect the property and begin cleaning services.
When renting Buffalo Bill’s House, you will be renting the entire house for your booked party of up to 4, 6, or 8 guests. There will be no caretaker onsite, and you will check in and out on your own with a security code that will be emailed to you within 24 hours of your arrival date. Rates/Policies: Rates and policies are subject to change at any time and vary during seasonal periods and special events.
Right to Refuse Service: Our establishment is privately owned and operated. Management reserves the right to refuse service to anyone for any reason.
Visitor Policy
Filming/Photography Policy
All photos/video taken must be for PERSONAL USE ONLY! (We welcome posting on your social media, sharing with friends & family, etc)
Under NO CIRCUMSTANCES does Buffalo Bill’s House allow ANY photography and/or videography for PROFESSIONAL USE without a formal written contract! We will exercise our right to prosecute anyone who uses our image, the house or anything within it or on the grounds, without express written permission from us, the owners.
**“PROFESSIONAL USE”** includes publishing photos and/or video content for the promotion of a brand, website, product, service, etc. This also includes shooting any footage for a film, commercial, or ANY other (to be) released material.
If you attempt any “guerilla” filmmaking/photography at the home or property, we will seek prosecution for theft of services to the fullest extent of Pennsylvania Law.
If you wish to shoot professional video footage or schedule a photo shoot at Buffalo Bill’s House, please contact film@buffalobillshouse.com or call 1.833.283.3245 to discuss rates & availability. We do not allow any professional shoots without a formal written contract, and our property manager must be present for all shoots.
Replica Interactive Well Set: Disclaimer & Assumption of Risk
We hope you enjoy the interactive well set! Please follow the below instructions to have a safe & pleasurable experience.
Rules while inside the attraction
• No smoking, eating or drinking inside our interactive well set.
• No sandals, only closed-toed shoes in the well area such as sneakers or work boots.
• Please be aware of your surroundings, no running, horseplay or pushing/shoving.
• Do not remove any props from the well set. Any items removed from the well set will incur a $250 fee.
You will experience ambient sounds, lights, & dark spaces, as well as damp & dirty conditions and uneven terrain with the possibility of a physically demanding environment.
You should not enter if you are pregnant, have problems with claustrophobia, have heart, back or neck conditions, are prone to seizures, have respiratory problems or any other physical or mental limitation that will impair your ability to experience this attraction.
DO NOT ENTER THE WELL SET IF YOU UNDER THE INFLUENCE OF ALCOHOL OR DRUGS
Visitors to Buffalo Bill’s House understand that there is an inherent risk in entering our interactive well set. In consideration and acceptance of visiting and/or staying at Buffalo Bill’s House, visitors agree to release the owners from any liability for harm, injury, death or expense that may arise directly or indirectly from visiting or staying overnight at Buffalo Bill’s House.
Pets and Animals: We love pets, but regret that we are not able to permit pets of any kind, as some guests may be allergic to them. Guests bringing pets into Buffalo Bill’s House will be asked to leave immediately and be charged a minimum $250 fee to return any room to a pet free status. Please note we will require appropriate documentation for all service animals before booking/Check-in.
Smoking & Candle Burning: There is absolutely no smoking allowed inside the house. This includes vaping, cigarettes or any other form of tobacco or marijuana. All are expressly forbidden. Due to country fire ordinances, we do not allow smoking or incense/candle burning in Buffalo Bill’s House. If there is any evidence of smoke detected in your room or any part of Buffalo Bill’s House, you will be charged a minimum $250 fee to return any room to a non-smoking status.
Fireplaces: While there are three fireplaces in Buffalo Bill’s House, due to county fire ordinances, we do not allow use of the fireplaces. If you would like to have a fire, there is a firepit in the backyard to enjoy!
Damages and Missing Items: Any damages, stains, missing items, or broken items occurring during the stay will be the full financial responsibility of the booking guest, including anyone in the party of the booking guest. Any special clean-up resulting from damages caused by the guests will be charged to the credit card on file. Charges may need to be applied after guest departure as deemed necessary by the management. Please report all spills and/or damages to management promptly. Our property manager and housekeepers have a detailed comprehensive list of every item in the house. They will arrive shortly after 11:00 AM on your checkout day to asses the property and if anything is missing we will be notified and we will seek prosecution against you to the fullest extent of Pennsylvania law.
Items Left Behind: If you leave something behind, please contact us and we will be happy to ship it back to you at the shipping cost plus a handling fee.
Security Cameras: Please be aware that there are cameras for security purposes around the perimeter of Buffalo Bill’s House and the outdoor property. These cameras are in use 24 hours a day and are professionally monitored. DO NOT TOUCH, REMOVE, OR CHANGE VIEWING ANGLES OF ANY OF THE CAMERAS. There are NO cameras inside Buffalo Bill’s House.
Quiet Hours: 9:00 PM – 7:00 AM. During these hours please be respectful of our neighbors when playing music, watching television and enjoying the outdoor areas of our property. If we receive complaints of excessive noise, the property manager will be notified and you will be asked to leave, forfeiting your stay as well as your payment.
Decibal monitor: Please be aware that there is a decibal monitor located inside Buffalo Bill’s House to monitor unwanted parties and excessive noise. It will NOT record any conversations and only alert us when the decibal is too high. This is to keep our guests safe and to respect our neighbors. Please be respectful of our neighbors when playing music, watching television and enjoying the outdoor areas of our property. If we receive complaints of excessive noise, the property manager will be notified. He will personally visit the home and you will be asked to leave, forfeiting your stay as well as your payment.
